Unlike a steep residential roof where water generally travels straight down, flat and low-slope commercial roofs allow water to migrate horizontally across large surface areas before finding a point of penetration. A small breach in a seam or around a rooftop unit can channel water across the membrane for many feet before it enters the building, meaning the interior damage gives you almost no reliable information about where to look on the roof.
Yes and the hidden damage is often more serious than what's visible. When water breaches a commercial roof membrane it saturates the insulation beneath, which loses its thermal performance and holds moisture against the decking for extended periods. This leads to wood rot or corrosion of the structural deck depending on the building type, and creates ideal conditions for mold growth inside the roof assembly. Water that reaches interior spaces can damage inventory, equipment, flooring, and ceiling systems, and in some cases creates electrical hazards if it reaches lighting or wiring.
A repair is the right answer when the damage is localized, a failed seam, a cracked flashing detail, a compromised penetration, and the surrounding roof system is otherwise in sound condition. If the inspection reveals widespread membrane deterioration, multiple failure points, or moisture that has saturated the insulation across a significant portion of the roof, a repair alone may not be sufficient to restore reliable performance.
